GUELPH REAL ESTATE MARKET SEES SECOND STRONGEST SEPTEMBER FOR HOME SALES
GUELPH, ON (October 8, 2019) –– 175 residential properties sold in The City of Guelph through the Multiple Listing System (MLS® System) in September, an increase of 6.7 per cent compared to the same month last year.
Home sales in September included 91 detached (up 5.8 per cent), and 35 condominium apartments (up 52.2 per cent). Sales also included 37 townhouses (down 9.8 per cent) and 12 semi-detached homes (down 14.3 per cent).
“This was the second strongest September for home sales we’ve had on record since 2014, and only the second time transactions exceeded 175 units in the month of September,” says Adam Stewart, Realtor with Chestnut Park West.
The average sale price of all residential properties sold in September increased by 3.8 per cent to $541,850 compared to September 2018. Detached homes sold for an average price of $641,590 (an increase of 4.5 per cent compared to September of last year. During this same period, the average sale price for an apartment-style condominium was $378,464 for an increase of 9.6 per cent. Townhomes and semis sold for an average of $462,923 (up 3.6 per cent) and $494,494 (up 8.0 per cent) respectively.
The average days it took to sell a home in September was 28 days, which is 11 days more than it took in September 2018.
Stewart says, market conditions have made it especially challenging for first time home buyers, noting that all the major political parties have made policy commitments related to home buying going into the upcoming federal election.
